Under Egypt’s 2050 strategic plan, urban development has had a significant impact, as it is considered the main driver of development.
Over the past five years, Egypt has witnessed remarkable progress in this field, through the expansion of governorates and the emergence of development infrastructure in new cities, most notably the New Administrative Capital and New El Alamein City.
This has also led to the re-use and re-utilization of some existing areas in line with the strategic plan, which aims to increase the utilised area from 6% to 12%. In light of this, we find that real estate investment, one of the most important axes of the Egyptian economy, has become a developmental component of the strategic plan, playing a major role in the Egyptian economy over the past twenty years.
With the emergence of new expansions, this has in turn created new opportunities for competition among real estate developers by offering new models of projects that had not been previously implemented. It is familiar to both the developer and investor, as well as the end user, such as towers and integrated residential projects, in addition to coastal cities.
YBA has had a share of work in these new cities, through cooperation with the New Urban Communities Authority, where we designed eight towers in New Alamein City, in addition to its own commercial mall, which extends 1 kilometer directly on the beach. We have also designed some integrated cities in New Mansoura and New Assiut, with a total area of 400 acres, in cooperation with major business sector companies. As for the private sector, we have cooperated with several companies in the Administrative Capital, including Akam, for whom we designed its first project, Scenario, as well as the 7 Scene project, which are among the most distinguished and sought-after projects.
We also designed Edge Holding’s Towers OIA project in the Administrative Capital. We create a unique equation, starting with the design, which is being developed by a group of design experts at YBA. From our perspective, design is not just about aesthetics, but rather about creating a unique living experience that suits every segment of society, whether social or age.
We also ensure that designs are effective and appropriate in terms of cost and ease of implementation for the real estate developer, in addition to generating profits from these projects. We also provide the developer with a final design that places them in a distinguished position in the real estate market. This is our company’s policy. Through our 26-year presence in the real estate market, we have collaborated with major leading companies and participated in delivering projects that have made a mark in the Egyptian market, most notably View Mountain, for whom we designed 10 projects, and Al Ahly Real Estate Development, for whom we designed 12 projects.
We are now in a new era for real estate investment. Through our study of the market, we find some projects that possess the elements of success, while others that do not possess these elements, and these are not few. Consequently, these projects may fall into the danger zone due to the presence of designs that are not feasible, effective, or economical. This, in turn, may cause some developers to fail or even exit the real estate market. We believe it is important for architectural and engineering design to be effective, sustainable, and based on studies that serve the real estate developer on the one hand and the user and the surrounding environment on the other.
